Due to the new laws surrounding Holiday Rentals within the Murcia region MMHOC have taken a decision to associate ourselves with an experienced rental company www.lamangaholidayrents.com. The Laws surrounding the property rental market are changing dramatically whereby properties need to be registered for a Touristic Licence that will ensure rental properties come up to the standards that are expected and as advertised across the World Wide Web. Local Inspectors will be visiting all properties that are advertised here in Spain by your local agents along with surveying properties that are advertised over the web. If Landlords do not obtain this License then fines of up to €5,000 can be issued.

We at MMHOC have agreed to assist our clients to obtain these Licenses that will enable a stress free opportunity to obtain the maximum rental value for the property by obtaining this License and allowing our associate partner to assist in getting the most amount of weekly rentals from their property each year.

Holiday Rental License

As mentioned earlier in this Link, it has now been deemed that all rental properties within the Murcia region need to have a licence that will allow the owner to rent their property.

If this license is not in place then the owner can be fined up to €5,000.

We cannot emphasise enough the importance of obtaining this license.

There are not many rules to adhere to but you do have to get an inspection from the House Inspector from the Murcia Turistica to survey the property and report their findings as to what may need to be completed to obtain this License.

Once this License has been obtained we then have to make application to the Local Guardia Civil to get on line.

Finally, every time a guest arrives at a property the clients have to produce a guest ID and forwarded onto the Guardia Civil.

These records are kept for 3 years.

The process has four parts

  • Application for the License.
  • Visit the Property with the Licensing Officer.
  • Application to the Guardia Civil.
  • Training of the Key Holders on how to take the guest ID and send to the Guardia Civil.

The costs for MMHOC to complete all the above will be €250.00 inclusive of IVA

All properties that we presently Rent, Maintain and Clean will be shortly moving over to our new associate to allow our members to have the best opportunities to obtain maximum weekly rentals.

Key Holding

Spanish Law requires that someone in the country has a key to the property whilst the property is vacant.

We hold the key so we can access the property in emergency or in case the property needs servicing.

We offer our clients a Standard Key Holding contract that includes following:

  • Membership to MMHOC
  • €50.00 worth of Vouchers to use against MMHOC Services.
  • Key Holding – Key Collection Service
  • Weekly Security Checks
  • Check for Water / Boiler Pressure / Gas Leaks
  • Flushing, Plumbing and Ventilating the Property
  • Available to you and all your guests.
  • Checking of Mail Boxes (Forwarding of mail either by Post or email)
  • Liaise with community committee, neighbours and Utility Companies
  • First point of contact for your Alarm Company

This for only €250.00 per annum
